The Danish Property Market

Spring 2022

This edition of "The Danish property market" stands in the shadow of the Russian invasion of Ukraine. The turbulent situation that has arisen as a result means that 2022 will be far more unpredictable than we had thought just a few weeks ago.

What this will actually mean for Denmark is difficult to predict, but one thing is certain, and that is that uncertainty has increased significantly.

On the economic front, the conflict leads to higher prices and lower economic growth, but Denmark has a strong starting point.

We are cautiously positive about the Danish real estate market in 2022. The macro-economic preconditions in Denmark are present for a year with strong demand from both occupiers and investors. The most significant risk facing the market is a worsening of the situation in Ukraine.

In the report, you can read about the latest trends in the property market, where we, among other things, look at the following topics:

  • Massive interest from international investors brings real estate transactions to record levels.
  • Growth within all property segments.
  • Residential properties are unequivocally the most popular asset type with a share of 54% of all transactions.
  • The market for industrial and logistics properties only knows one way - up.
  • Danish logistics yields are - despite significant compression in 2021 - still relatively high internationally.
